Wanted to find somewhere that was much more landlord friendly, was still close to Northern CA, close to Lake Tahoe, more affordable properties, etc.

There are plenty of great tenants in CA, however :)My family and I decided to invest in Reno, NV because of this but still wanted to be in close proximity to the Bay Area and Lake Tahoe. 

For example, Isle Royale NP is an island in Lake Superior with only camping.
