Plus there's all the potential interpersonal issues that you become responsible for- it's very different from renting out the whole apartment to people who are a family or have decided to live together.

Request not to evict, ask the adjudicator to instruct the tenants to comply with their lease, correct their behaviour, and that they pay your $190 application fee. 

In both instances, they paid me back on schedule, but neither seems to have learned the intended lesson that came with the loan and experience.If you do it, see it as an act of kindness to help out a friend and do not have high expectations for long-term behavioural change ... be delighted if it happens, but not disappointed if it does not occur. 

I agree this person is trying to dictate the rules and it would not be a surprise that you would have on going issues with this sorty of behaviour.

We knew what we were getting when we bought the property - well, the animal damage part; the Jekyll & Hyde behaviour at the end was just additional drama.   

If they did not pay on time and were irresponsible it was your responsibility to correct that behaviour not tolerate it.Did you advise them the first time they paid late that it would not be tolerated, when they paid late a second time did you serve them a eviction notice.

The first managment company it happened with was a complete dirtbag company providing student housing, and it became obvious that the behaviour was part of their business plan.

I am really looking for any other questions I can ask that would prove negligence or criminal behaviour on behalf of the PM
