I've been using one for the past 4 months for seller leads (cold calling) and she's been great, but trying to expand my core base of buyers so that I can tackle some other areas and zip codes and some more people to move the deals to.What are some of their tasks? 

I love that you are coming out with content that tackles specific parts of the multifamily process. 

We tackled the units one at a time, turning over difficult tenants and babying the good ones.

I figured I'd give house-hacking a residential duplex/triplex a try first to get my feet on the ground before tackling something bigger (though definitely want to go for bigger properties eventually, economies of scale make it more profitable I'd think)

Looking at it that way made me ready to tackle a deal and one presented itself to me that was too good to pass up, almost serendipitous.

The Vendor was unwilling to undertake the work to have the tanks removed and {possibly} the soil remediated - nor would he entertain a reduction in price or an escrow of a portion of the purchase price in exchange for us tackling the issue - and the deal came unravelled.Now being obliged to disclose the results of the Phase I to other potential suiters, the Vendor ended up removing the tanks some months later.Most jurisdictions in Canada will require an abandoned UST to be removed ... even it not abandoned, if the tank is older and steel, it may have to come out.
