Also I'm worried the patched are is vulnerable now to water and warping.I would just replace the 3 with the most damage but they have been discontinued at IKEA. 

The fact that you did not follow the law in providing your tenant with the lead paint brochure and certification that you knew of no lead paint puts you in a very vulnerable position. 

@Lingo Lin Hi Lingo, if the LLC gets sued (not you) and the house is under the LLC, then the house is vulnerable.

I would however encourage them to do exactly as you mention and use deal structure/strategy/price/terms to mitigate your exposure to recession based vulnerabilities. 

Ask your local rental association.Think you need to resolve this quicker since you have a vulnerable population.This is what drives me nuts about Portland, they're all great about ban the box on felony tenants.
