If I were in your shoes (which I was recently, and will be again when I move to the next property), I would call up 10 different lenders including small banks, credit unions, etc. and tell them your situation, what you are trying to do, and how they might be able to provide a product to support you.

Meaning, if you take the money only, you would have depreciation recapture from your cost basis up to the original purchase price of the building (not including the land cost because it wasn't depreciable), plus a capital gain up to the insurance proceeds.Hope this makes sense.

This includes all structural drawings, exterior drawings, framing plan, mechanical plans, plumbing plans, electrical plans, gas line plans, roof layout plan.I tried to work with a couple of firms and the pricing for all these came all over the places.I also came across a company called flip16.com (September Development, LLC) who said they can do all of the civil engineering and architectural drawings work at a fraction of the price compared to those civil engineering and architectural firms.

They say they charge 10%, but that doesn't include finding new tenants, renewals, upcharge for maintenance, etc.
