Most of the people I help find rent are potential high quality tenants, newlyweds or new immigrants from Ukraine, Russia, Belarus, Moldova and other European countries.

Are there policies of the various candidates (and/or parties) that may pose more of a threat than others to REI in general, i.e. immigration/amnesty/deportation, minimum wage increases, etc?  

After living in Marlborough, it's not as "scary" as people make it out to be, and our street demographics were about 50% retired blue-collar folks who were often original owners (40 yrs +), and most people moving into the neighbourhood were younger immigrant families, usually with kids, typically as renters.

I was also very impressed with the amount of new immigrants in PG and the quality of post secondary schooling.North Island, specifically CR and Comox is still having record low vacancies with extremely high rents ($1700 to $2000 top floor of home, $1000 to $1200 for bottom floor suite and suites are in huge demand) but the buzz is out, so now door knocking seems to be the only reasonable means of finding a "deal". 

One tenant moved out almost immediately and took the w/d with them.This is a blue collar/immigrant area and we feel allowing the w/d is an important positive feature.

California is one of the states with "exchanges" and huge numbers of illegal immigrants, etc. that will affect the market so, best to wait and see how.

(I typically have a rule that if I'm not willing to live there, I don't want to buy there.)As a comparison, I live in a "sketchy" neighborhood called Little Village in Chicago that most people are wary of, but it's mostly immigrant families and pretty quiet as long as I don't join a gang any time soon.

A lot of that demand is from the continued immigration to these areas.

It has very solid fundamentals and is the main attraction for foreign investors and immigrants at the same time.
