Your purchase price of 215k would be a bit higher which could cause you to lose money on the property.We have flipped a bunch and notice that even as a broker trying to be conservative in our ARV estimate, can still sometimes be too high by 5% (worst case 10%) in some cases.

I know Florida, Texas, and North Carolina are seeing huge growth but I don't really see myself moving to any of those states mainly because of the hurricanes/floods/and the heat in Texas.I'm assuming the problem I'm having is a result of the high insterest rates, housing shortage and affordability, but I'm wondering if it's like this everywhere right now?

A deal this small wouldn’t make sense as a partnership unless the original intent was to scale and grow together assuming this deal works out.In regard to the financing, if you can’t get it on your own without someone else’s balance sheet and income then it would be very difficult to untangle that partnership since he’d be a personal guarantor right along side you.
