Whether it'd be direct mailing, cold calling, door knocking, social media, or word of mouth.  

I paid 25k for mfh mentorship and can say other than putting my money where my mouth was it did get me in the right peer groups.

Left me with a bad taste in my mouth but it’s part of the game.

As a side benefit, this has helped me engage with people I might not ever have met except that we got involved and "put our money where our mouths are" when it comes to saying we want to help do some good for other people.It's one thing to say we wish to be generous and to help. 

If you get the promotion try and live at the same level as now (I know it will be hard with another mouth to feed) and put the rest toward that debt.I would go conventional if possible unless you are in a huge rush.

I believe that recommendations and word of mouth are fantastic methods of marketing and have rarely known of a GC supporting only a single investor.

Generally I go though wholesalers who I have met in person or heard though word of mouth.

In more moderate to lower income areas people tend to live more hand to mouth so when economy starts going down it can become a big domino effect.
