If you buy the single now your DTI will be negatively affected for future properties.

I can only assume these issues with that tenant will continue into the future and could possibly become worse.

I think this is they way to go - landlords pay once, and if the building is lead-free, have the certificate on file so that future testing is not needed.

That information was stated to establish what I thought is a relevant trend to the discussion that inevitably follows it.

And for some people that's ok because they just want to hold and rent out or just hold for future appreciation.

But, insurance costs are likely to rise, making getting mortgages for most people even harder to get.What is likely to happen is more creative financing going forward, private lending to increase and smaller houses being built in the future.

I want to have more rental properties in the future and could definitely use that income to help fund those, but with the interest rates being higher, it makes me nervous.
