Curious though how has a 401k that has been sitting not making any money, the markets have been nuts the last 3 years.

I am not sure it will be worth the hassle to go nuts on them.In this case, you shouldn't have much to do to get it ready to rent again.

We see the opportunity on a few different properties, targeting the numerous amounts of recreational activities available, fishing is really popular. 

My opinion is that there are already a lot of big fish in this pond...and I truthfully don't hear you saying anything new or disrupting.
