So you can follow Jason's recommendation to sell nicer properties and purchase more cheaper properties that provide better cash flow.Of course in the modern 1031 a qualified intermediary is required to facilitate and document the process of you selling and buying.

This is a project that I helped facilitate with my business partner who is the president of the modular company that manufactured and installed this. 

It worked great for us because we had a gain of over$250k on the California property.There are a couple of 1031 facilitators or here that can give you more details.

Do you know a company who deals with wholesalers all the time and can facilitate an assignment of contract?

I'm sure some of the 1031 facilitators on here will correct me if I'm wrong and amplify what I say if I'm right.I'm pretty sure that the title of the acquired property will have to be in EXACTLY the same name as the title on the sold property.

@L S I have also seen mention on hear of using a method where it sounds 'similar' to a 1031 but the facilitator hold the property for YEARS (I think determined by the seller/buy) and makes yearly payments to the seller. 

After my team and I fixed and sold a fixer-upper my team and I want to use the proceedings to acquire a commercial property valued at $340,000 that generates a good NOI but I have no relationship with any of the banks nor credit unions here in the Phoenix valley.we have the 20% DP readyCan anyone recommend a bank or credit union who facilitates this types of commercial loans.Thanks in advance  

I could see realtors loosing a majority of their function for facilitating sales outside of being buyers reps.
