You will use conventional or FHA, but it's VERY hard to win in Northern NJ with an FHA loan on a multi just because most sellers interpret FHA as not having the money instead of an investment vehicle so that needs to be explained.You aren't going to learn much in an online underwriting course as most of those are for commercial properties and no one online can teach you how to underwrite a small multi in Northern NJ because the vacancy, cap ex, taxes, are all different.

There are plethora of landlord platforms that force you to use their own 3rd party banks to deposit rent and charge $2.5-$5 per transaction to directly ACH into bank of your choice (ex: I love Chase Bank).

The inexperienced have maintenance/cap ex for low unit count properties at unsustainable numbers. 

A 3 br, 2 Ba, 1000’ class c property will have similar maintenance/cap ex if it rents for $1k or $4k (San Diego market).  

He says "she is dealing with personal issues, her ex boyfriend tried breaking into the unit several times /sending her threats and shes not available".I have replaced the locks for her and beefed up her security in the past. 

Just wait for the cap ex to hit....
