I have an accepted offer on a luxury cabin.  

After living in the property for a full year, we have come to terms and accepted that this is not our ideal location.

I had this issue before, and I wish my agent told me to accept cashiers check instead of a personal check, and I had to resort to hiring a lawyer to scare the tenant with a letter from his office.

Text isn't an officially acceptable way of relaying this information here.On the somewhat rare occasion when I deduct from a security deposit, I send an itemized list of the expenses deducted to the tenant's new address via certified mail. 

Most only accept offers with no contingencies so if you're newer it's not the best investment due to the higher risk associated.

An experienced agent will list your property with the language, "no showings until an accepted offer", to avoid violating your tenant's rights to the peaceful enjoyment of their home - possibly resulting in their lack of cooperations and a lawsuit against you.

You now don't seem like the type of person most of us would accept a recommendation from.

@Ricardo Matos yes, i think they are still processing the applications that were in progress, but not accepting new ones. 

Desperation is not an exclusion to the rules. 

Don't accept ANY partial payments.
