Set aside any enlistment bonus payment, hostile fire, combat pay, flight pay, COLA, tax free...whatever you can set aside.  

Realtor..though you should have enlisted their help sooner.

You might want to enlist an appraiser (around $300-350) to perform an appraisal for the property and then send a copy of the appraisal with you next offer. 

If so, perhaps the seller surveying the parcels they are retaining would be an opportunity for you to enlist the same surveyor for a diminished fee because they have already done most of the work.

If you used the TREC lease, be sure you enlisted a Realtor to prepare it or it's voidable. 

When there is a problem I enlist their help in correcting it: I have them call my local handyman for minor issues (he has standing authority to spend $150 without calling me) or a specialized vendor (say an electrician) for other types of repairs and maintenance. 

We have saved up BAH, OHA, hostile fire pay, tax free from deployments, re-enlistment bonus money, etc. to get a down-payment on properties. 

I'm no expert but I have read that you must enlist the services of a 'qualified intermediary' and you cannot touch the money.  

I did my first flip when I was a year older than you, unfortunately you can't enter into a legally binding contract until your 18 so if you wanna get started before then you might need to enlist the help of a family member, which is what I did.
