I agree a Pure Berkshire County REIA would probably not be sustainable, however I imagine that if we encompassed parts of southern Vermont, and Also Eastern New York (much like the local Chamber Of Commerce does here) then it could be a successful group.

As for my analogy, it was not meant to be all encompassing.

Like the retaining wall issue even if they noticed it they couldn't give advice and usually would say consult a specialist to learn more about what it would take to fix it etc.The fine print usually says something about certain items may be missed or not open for inspection and that the report is not all encompassing etc.No legal advice.  

This encompasses all of the "non-wanters", as well as everyone who is not a non-wanter who wants to sell for whatever reason.  

That aside though, if you were lucky enough to buy some of those apartments/condos downtown in 2010-11 and held on, I bet you're doing well.The statistics on the news here is that wayne county (that encompasses Detroit city proper) property values have come back quite a bit. 

A few of my largest clients have Nevada Asset Protection Trusts which encompass a Series LLC which contains their business, real estate assets and various other holdings.

IMO wholesaling would be a good strategy for you to start with because it encompasses facets from all realms of real estate investing.

The city I live in encompasses 3 states, iowa, nebraska, and south dakota.

I love that your business model encompasses helping people in need, but you need to figure out if it's a sustainable business model for you to continue.If you can afford option #3, I would go that route.
