You are right; to do RE the right way you must create an inbound system for generating leads.

So you do RE investing fulltime??

I called in sick to work so I could do RE stuff when I first began.

But, I do rely on those on my team to provide me good advice, and then I do my own research before I make a decision. 

I do rely on the listing price; but realtor the other day told me 'even the listing price can be wrong'!

What I mean by that is; WE know towns like Big Bear and Lake Havasu City (both of which I have, and currently own vacation rentals in) DO rely mainly on tourist dollars.

I have a credit union that says they can do 75% LTV buttttt only one person at the credit union can do re-fi’s and he is horrible at getting back to me and getting the process moving!!
