If you delead, and maintain the standard, you will be in the clear.Here's the law (emphasis added by me):460.100: Duty of Owner(s) of Residential Premises (B) Whenever any residential premises containing dangerous levels of lead in paint, plaster or other accessible structural material undergoes a change of ownership and as a result a child younger than six years old will become or will continue to be a resident therein, the new owner shall have 90 days after becoming the owner to obtain a Letter of Full Compliance or a Letter of Interim Control, except that if a child younger than six years old who is lead poisoned resides therein, the owner shall not be eligible for interim control, unless the Director grants a waiver pursuant to 105 CMR 460.100(A)(3).

Even with discounted commission I would whether direct or indirect be paying $35,500 to $60,500 up and beyond what it costs me to get self-licensed after 10 years of not doing any transactions besides this upcoming sell and buy.Negotiations on price:  An agent won't make up for the commission in this in my particular market.

I have an Ohio LLC (single member-disregarded entity) that is 100% owned by a Wyoming LLC (single member - disregarded entity) that is 100% owned by an Australian Discretionary Trust.I am of the understanding that the Australian Trust is considered a Grantor Trust by the USA and that any taxes due from my Ohio LLC are passed down the line, first to my Wyoming LLC, then to my Australian Trust, and then to the Grantor of the trust.The Australian trust has as its trustee an Australian company (Corporate Trustee).I am the sole director of the Corporate Trustee.The beneficiaries of the trust are my my wife & I, our adult children, grandchildren & any as yet unborn heirs.So my question isWHO IS THE GRANTOR ?????
