Karolina Powell Landlord policy doesn't cover animals - implications on ESAs

I have questions into them on whether they would cover it if the commercial policy denies it.Here's the exact language of the exclusion - "This insurance does not apply to animals "bodily injury" or "property damage" arising out of the ownership, use, loading or unloading, handling, or demonstration of domestic or wild animals, including but not limited to dogs.

CR will cover rent assurance for 3 months but beyond that its on me. i'm now 7 months vacant on one property and i'm told the city has denied the application for Section 8 b/c there are "too many vacant properties" in the area.

If they go to Airbnb looking for a refund we use the timestamped photos to refute them and deny compensation, but we do try to go above and beyond with the guest while there to garner a good review.

if you want to, you could just say the application fee is non-refundable regardless of whether or not they are approved or denied - or just put that on the form they sign to give you permission to run their credit/background checks.If you are this worried about upsetting applicants, though, I worry about you.
