I woke up 6:30 brought them to their two different schools, finished that by 9am, went to a dentist appointment (with time being such a commodity these days, first one in 3 years!) 

I lived in San Francisco as a student and dentist for the past 10+ years and am now settling in to Socal and looking to start investing in real estate.  

He was a dentist so I'm not sure if money is motivation for him.

Give me a break.Would you go to a dentist who is learning it the "Hard" way?

I guarantee it will be a lot easier to get a local doctor, dentist, businessman, family member, etc to borrower the funds or to do a joint venture with, to do a flip and it will make the deal more profitable.The question is more, have you done enough reading to know about Exit Strategies, Title, Escrow, Deeds, General Contracting, Taxes, Zoning, Locating a good deal, Selling the property afterwards and a whole slew of other things?

make a list of everyone you know (friends, family, former co-workers, dentist, neighbors, etc.)  

The county government center is across the street(old hospital) and there are lawyers, dentists, orthodontist offices around the area, as well as a new brewery and pizza parlor, and the local high school is 2 blocks down the road.
