Most of our team leads are generated on YouTube with long-form content, neighborhood reviews, market updates etc.

Typically, if they can make it work as an STR they go that route because it almost always generates the most revenue.

But if you were to use it as an air bnb or ir it is raw land that you can generate income from by farming or renting out to farmers or grazing that would certainly work.

Our actual carriers used to be Secura, but they seem to be getting out of a lot of insurance lines or pricing so high as to have customers drop off, and we just moved policies in Nov. to Hanover Insurance. 

It is not an easy thing to run a property when your customers are horrible haha.I recommend student housing with 9 or 10 months lease and run STR during the summer for this property while students are on vacation.

It’s fantastic that you’re diving into real estate investing.. especially multifamily properties, which can be a powerful way to build wealth and generate consistent cash flow.

That's it, but a) print out a page for each property you think is comparable, b) make the list of repairs long and inclusive of everything you've done. c) Put larger items first like kitchen remodel......and don't just say 'kitchen remodel', list things like 'custom backsplash tile/Bosch appliances/recessed can lighting/pot filler/etc. d) Cite the price/value of the work done, and don't be afraid to be generous.
