1031 exchanges have been interesting to me, although, outside of a DST, they still require active management.I received an invitation from a well regarded real estate developer to 1031 exchange into an acquisition they are doing. 

As a Broker myself in California I woulld say hands down a 7 day listing for an exchange of a buyer is in your favor.  

Soft currency, hard currency, it’s equivalents and commodities (natural resources)From there, For local economy cash flow (spending money where you live), you’ll probably get into real estate and local business cash flow activities and it’s deviations 

I am on Paperstac and JKP, but not Note Exchange or LoanMLS. 

I’ve considered lots of options (all real estate based since I can do a 1031 exchange and avoid the capital gains tax).

Furthermore  once the 1031 intermediary get their cut and you also pay two sets of closing costs ( buyers now have to pay closing costs in some states ) as opposed to just one closing cost ( if not doing the 1031) it might be a “half a dozen vs 6 of the other “ scenario .Also one of the turn offs to the 1031 exchange is the interest rate will be much higher with todays rates especially since we would have to get an investment property loan which are higher than “ primary residence “ loans ..Will probably lower the rent asap ( have one more showing ) and then put it on the market .Thanks for the great advice Christian 

Cost wise they are all very comparable, maybe $5 difference per unit per month and in exchange you may have a little more or less features.They all have similar features (comparing the pro version).
