Like the Vanguard paradox,  dyed in the wool index folks who also offer some active funds, you see some variation here both among investors and across markets, even some contrasting views...And, as mentioned above, part of the allure in RE is profiting by your own hand, inefficient markets, and higher returns....And I may be deranged, but I find it fun and engaging  and you get all sorts of challenges, good and bad (where all my index funds are pretty boring to look at even when they grow, but boring in a good way...)

I contrast that with hard money lenders.

Such a huge contrast compared to the market here in California.

In contrast, a purchase agreement is unilateral, both parties are required to perform and either party may assign their obligation without consent of the other, so long as there is nothing stated to the contrary or conflicting law.

By contrast, MCTLA allows a taxing body to hire a private law firm to pursue the case.

If the math doesn't add up, there is no shame in walking away in contrast to lying to yourself that it is magically going to work.

Different people have a variety of endstates for their capital which in turn produce contrasting goals and metrics.With return metrics the why behind them is much more important than the number themselves.

If the house is a neutral color (such as white or beige), a contrasting color for the door would make it stand out (such as red). 

I have loved this industry for a long time and have done very well but it is very difficult to do both and see the contrast between the two.
