Stating that rent, from this point forward must be paid on the due date, otherwise you will have no choice but to terminate her lease agreement with you.Make sure the "tone" of your letter, (put all this in writing, not verbally), is of compassion, and understanding, but that you have to apply all the rules to ALL YOUR TENANTS, or else get in trouble for discrimination, and is why you need to send this letter.Then if the tenant doesn't straighten up, then take action.Nancy Neville

Honesty, empathy, compassion, truth go along way with me and many other consumers.  

As long as the homeowner gets their 12k payout on the promissory note. the investor is able to tell the homeowner we received the highest bid and will close on this day.( And if the homeowner asks what the investor made, investor can say a small enough amount for the homeowner to be ok with or what ever the moral compass is of that individual. ) Wholesaler collects the difference between the prices. 

I wanted to know if the setting sun was going to blast thru the glass doors on a house so I looked at the compass on my phone.

That can be as slim or as wide as you see fit based on your ability to negotiate the deal and your own moral compass (this has and is always debated to death here on BP about what "is" and "is not" a "fair" wholesale fee).  

Makes me wonder what is passing for compassion by the so-deemed do-gooders when they miss the opportunity for economic renovation that is being inhibited.
