Usually the bank will commence with the foreclosure so you have limited time to work with.

Does anyone have an sample letter that I can use to my tenant informing them of lease commencement start date? 

If you mean at closing, the commencement of the loan when you take ownership of the property, yes.If you mean before closing, not really, it's more of a red flag for a scam. 

You could offer to reduce the amount of the deposit on each anniversary of the commencement date.  

I wasn't the builder but, the builder secured the property with my FHA loan approval and construction commenced.

Putting contractor on after closing but before work commences would work I think.

Now, the easiest time to find a tenant will depend on where you are and to whom you are renting.viz.1) In our student properties (University town), the "big" months for commencing of new leases are May and September ... though there is a smaller "blip" in January at the beginning of the second semester.2) In our "family" units tend, leases tend to start in July or August - when the kids are out of school.3) For those properties in Québec, most folks play musical apartments on Moving Day /Fête du déménagement (July 01)
