Another lesson I’ve learned is that buying a single family home as my primary residence to later lease to a tenant is a bad strategy unless I’m purchasing the property at a really low price.

Each project I took the hard lessons I had learned from the last and applied it.

I invest in college towns and resort towns mostly with a summer lake warm lakes and ski hill within 30 min with little to no vacancy.

For the financial side they hire third year financial analysts (3 years removed from college) because they cost one quarter of what a qualified employee would cost.  

It’s taken a lot of work, and a lot of lessons learned.

But also was a costly lesson for me.
