Since the start of the week, I've already churned through 3 audiobooks, including Brandon Turner's book "The Book on Rental property Investing", 2 paperback books, and a handful of BP podcasts!

It may not float your boat but not all of us live in markets with $35,000 rentals on every corner.If $35,000 investments are so readily available to purchase and producing such a fantastic return, why aren't you churning out $100,000 a month?

Courses like that churn out crappy wholesalers that have no idea what they are doing and they go out there and screw over homeowners and cause even more hatred directed towards wholesalers, making it even harder for those of us who dont suck.

How's the rental churn and vacancy been for your rentals?

Development tends to have the most risk so has to have lots of room for profit over stabilized properties churning out cash flow, existing buildings half occupied, or mainly vacant buildings that are still use able.The big developers usually have the experience to tell you what you do not know and also can get things built cheaper with scale,more efficiently, and stabilized faster than a smaller developer can on larger projects.     

D class tenants can really beat a place up fast, and you will have a lot of tenant churn. 

Realize you are at peak note, with hundreds of new buyers willing to overpay, churned out by dozens of Fakebook gurus who pretty much just repackage other peoples info for substantial amounts of $$$.

More importantly, you need to know where the data flows and how to make sense of the numbers.Any high-end syndicator/private equity firm as churned their own model for thousands of hours and it's a never-ending refining process.

I have a SFH rental that rents to a constant churn of flight students.
