Our town has a history of acquiring water rights in exchange for project approvals, so I see it as a significant bargaining chip.  

Upstairs tenant buyer pays option consideration = 2k+, rent is $850/mo with $300/mo as rent credit (tenant pays extra $200/mo, I chip in $100/mo rent credit).

As a buyer, I view it as a bargaining chip! 

I would replace it personally, reglazing is a cheap alternative but not if you have to deal with the glaze chipping and peeling in 4-5 years which puts you back to square one.

Hey @Chip Chronister haven't done it myself but I've heard Joe Mccall and others use their va to cold call leads from Craigslist, backpage, etc.

I have seen parties use this before as a bargaining chip to get their attorneys fees paid before they agree to release the earnest money to the other party.This is why you want language that says contractually if that party is due the earnest money for a breach of contract then the holding escrow company can release the earnest money to the non-breaching party without the breaching parties consent or approval.No legal advice given.
