Bargaining Chip Or Not?

Hi Guys, hope everyone had a great Easter.

I want to get your thoughts on this question. Is it standard for an investor buying a contract from a wholesaler to pay all the closing cost when the property closes?

I ask because I thought it would be a great incentive when negotiating with the seller for the option to purchase. (ie) “I will take care of all the closing costs you won’t have to worry with that.”

The only problem I can think of is it raises the overall cost of the property, and that may turn a good deal into a bad one.
