Yes, over time there was good upgrades ( ~7k per kitchen) but it's paid off in both c/c and FMV.I refused to purchase a non-cash flowing property in speculation of appreciated FMV, so at 2/3 occupancy we were in the black day one.

I've spoken with a few local CU who all seem to have the same script: minimum 2-3 yr and closing costs are waived, otherwise if the account is closed then the CC come back to me to be paid; 10 yr draw with remaining 20yr as payback; can do renewals after the 10yr period; no application fees; usual credit report and appraisal of the primary property; LTV up to 85% for one and 70% for all others I looked into.

I have a credit score of almost 800 a current mortgage on my primary home, car payment and I've co-signed on a student loan of $5000 for my daughter, but no other cc debt, etc.

Any "extra" at the end of the month went towards paying off my credit card (stopped using my cc a couple months ago to keep it from getting any higher), so my checking account pretty much stayed roughly around the same amount for years now (a laughable amount under 10K).

One just simply paying off the 0% CC monthly minimum and balance transferring to the next 0% card over and over.
