The big risk with old furnaces is carbon monoxide leaks -- if your HVAC contractor is VERY confident that's not an issue, then the question becomes: Is it worth the short-term savings knowing that you'll likely get a call in the middle of the night one night from a tenant saying the furnace died?

They come new with a carbon filter, problem is, nobody ever changes them so they as you say just "spew them right back into the kitchen"Even with the filter, ventless still sucks IMO.
