I think it's a good idea to broadcast your screening criteria up-front so they don't even email you in the first place.

@Brentin Hess Thank you for this post, would you mind sharing the company you use for skip tracing and the costs involved, also where are you acquiring your list from, and are you using an autodialer, or sly broadcast in any way?  

Currently,  I don't see anything available in market where anyone can broadcast videos and podcast just for REAL ESTATE.

For example you need websites and squeeze pages, generate and manage contracts, have call tracking numbers and analytics, texting, broadcast texting, direct to voicemail, manage bird dogs, and a lot more..

For example recently in the City of Chicago for an establishment to broadcast THEIR OWN PAID SUBSCRIPTION to Netflix they need to now pay a higher "Entertainment Tax"!

The competition is fierce here, don't get me wrong, but not to the level of those which are also broadcast on mediums such as this.

It sounds like you're "broadcasting" to a pretty wide audience, if so you're likely crossing "natural" price defining boundaries.

While you may not be directly saying it, your messaging is paralleling that of those broadcasting various catastrophes from a rate over 6%, which is simply not true in any sense, we have comfortably existed in that range historically. 

I prefer to broadcast myself with my company on TV, radio and billboards, this is the reason why big companies spend the money to get there name out there.The key to mass media is you have to be large enough to get the discounted rates associating your self with a bigger team will help extend your marketing dollars.

The first two sites will broadcast the vacancy to a number of other sites to get maximum exposure.I agree with @Dan Vleck that a phone screen is an important start.Those that pass the phone screen I told about the showing -- the last time I had an opening I did one group showing on a Saturday afternoon (to drum up some excitement and a bidding war).
