When you eventually do move out, take photos of everything and have a couple witnesses smell the property, so they can attest that there is no smoke odor.

He kept telling the plumber "you will be my witness in court" and the plumber kept saying "stop trying to involve me, I don't want anything to do with this." 

Another time after the buyer had their priest come and bless the house, at the last minute decided that house did not have the right feng shui and volunteered to forfeit their $10,000 deposit. 

The judge said more than once that I needed to "bring a witness," for what I had no idea.

This is beyond my skill level as a rookie but I have been blessed with a GC who has also become my mentor.
