Read what the market says is profitable, and decide if you want to invest there, maybe you don't also, how realistic is $300/month cash flow, and at what risk level does it require. that's a HIGH benchmark for unit cashflow imo, but it also leaves out tons of calculations.

I have a duplex in Washington Heights, and spent some time looking at postings for other units in my area for rent. this helped me to get a benchmark for pricing as well as helped me to see how long postings were listed. if for instance a posting was re-listed for 3 months, I looked a little closer to see if the unit was poorly priced, or if there just isn't demand for rentals in the area.

We also make notes on the condition of flooring, doors, cupboards fixtures, etc .... and if, possible take a few pictures.Essentially, you bench mark the state of the property now for future reference.
