I have 3 under my belt and using Excel to track all the P&L.

You might be pressed to do 100s of them like people claim to be doing in markets like St Louis of Cleveland but I would think you’d be able to successfully get several under your belt and have the market to sell them or rent them upon completion.

It takes time to get deals and it can get discouraging grinding away I have been at this for months and no deals yet but I just don't have a ton of time to be on the phone or driving so I will just have to stick with it longer to get that first deal under my belt.
