And they definitely needed that $200,000 for this renovation project, because as you can see, they and a lender who deployed the funds for this would likely be boarding a sinking ship.

Hey @Dan Fritschen, To keep things above board and clean, id recommend forming a legal partnership or forming an LLC with ownership over said LLC clearly spelled out and open a bank account for it.

I called his office and pointed out the problems in his appraisal then told him my next call was to the State of Texas Lic board!!!

i don't do Section 8 -- we only do month to month rentals -- but I have read on many LL boards that the Section 8 experience comes down to the public housing authority managing your local Section 8 program.
