If you are using multiple papers consider the same ad or an ad that is tailored for the audience likely to use the specific papers.Figure that you need 6 to 12 months of results before you can really spot trends.

I have been renting buy and holds for over 12 years, and I used to work for the IRS and I learned that re the in service date, the in service date is the day when you make the house available for rent - print out the CL ad, or take a pic of the for rent sign if you can get the date to print out.

I would think that placing a ad or website link stating that you are looking to buy these units, and/or contacting the general partners (if you can identify them) and letting them know you would be interested in resale units would provide you with a large selection to choose from.
