On this particular property, the odor is in the master bedroom on the third floor of a town house.

It's better than Compton, and I think it is improving, but lots of section 8, lots of late payment renters, lots of people on "disability" and you frequently smell the odor of very strong marijuana in the air.I bought here because It was affordable (for CA), I don't feel unsafe in the area, and I really think the area will improve because it is in a very advantageous location geographically.It isn't hard at all to get renters, but their quality is generally low (credit issues, potential section 8).

Just one issue is "imputed tax" rates on financing, the rate changes every year and will be a real tax mess for that seller, it could backfire on you.Your long term assumptions need more consideration.Is there a loan, I forgot due to the odor (okay, no more pot shots) long term, the due on sale, it can pop up and you won't be able to refi that deal without more money thrown in.

@Theodore Rivera I would imagine that you gave them time to cure-"fix the problem" before you evicted them.

If the odor is not properly mitigated that will cause ongoing problems.
