so an old park in WV to me as a new buyer who is looking to keep it running Is not worth what most sellers are going to think its worth..  250k to be fair was 40k remodeling the house.. but by the time I ran in new utls  power meters demo'd trailers re surface roads new water lines etc etc.. it just adds up..

On the surface your situation is not that abnormal.

Fully rehabbed but needs just cosmetic on the surface. 3 car garage and tenants pay own utilities.

If it’s just a cosmetic renovation and most all the other items are dated it might just look good on the surface....

Edit: The AC/water heater do work, but most likely will need to be surfaced. 

@Iaroslav DemydovychOn the surface it doesn't look to good to me, $50/month cash flow with just 2.74 ROI is not very enticing at all.

As such, I reward them with continued participation in the deal beyond what might be prudent on the surface.
