buy cash flow rentals is apples and oranges to what you want to do which is create a business that flips properties so you make big checks not drip income. the goal is to do what we do and flip properties to turnkey buyers thats what you want to do you do the acquiring the rehab and then sell to out of state investors looking for income long term but cant do it themselves to risky and they want a nice product you become a supplier of these assets.. 

Working in new construction, I knew the materials needed, contractors, suppliers, stagers, etc, to make sure this house sold.

Know your area extremely well from a rental law/registration situation, know the players (PMs, contractors, inspectors, suppliers, etc), attend meetups or start one if there is not one in your area. 

This is also just local impact, now add to that the federal impact of interest rates at basically zero, forced shut downs of building materials suppliers, and adding trillions of dollars to the money supply.

But if you're using a dreaded third-party supplier, they'll do collection runs differently and likely more frequently, with the risk of them skimming coins for themselves.With that said, would there be interest in a shared-laundry management tool to aid in collections, usage monitoring, and maintenance tracking?
