The other issue I have is that it's outdated as others have mentioned. 

right now listings are as low as $9,000 for a duplex up to $1,270,000 for an outdated SFR.

If the rents you mentioned are actual current rents for the building in question then I am guessing the apts are outdated and need some work and possibly the building suffers from deferred maintenance.

Their only problem is that there platform is a bit outdated but you can also list your property at a much higher price on their platform and get reservations.

I also believe we will see a lot of outdated retail space converted into housing in CA especially since there is such a housing shortage , seems to be a lot more demand for housing versus retail.

- Light fixtures are outdated.

Building does not have parking spaces in the back (as majority of the buildings in the area do) so i would need to add that once i get it, units are a bit outdated, roof needs to be replaced in the next 1-3 years, tuck pointing may be needed in the next 3 years.

If the move out date comes and goes then take the necessary actions.

I should also note that I gave the tenant a formal move-out checklist prior to her move-out date explaining that if the rental unit and outside area is not appropriately cleaned, that a cleaning fee may be charged to the security deposit.
