Shouldn't the values placed on properties be objective regardless of motive to cover budget?

They have a learn as you go mentality as far as training goes so I feel you need to be a bit more self-motivated starting out as opposed to if you worked for a more well-known brokerage with a more formal training program.

There is distress, and the seller, sometimes myself, was motivated, and creative financing worked.The seller is going to do what's in their best interest.

Too many investors get frustrated because their VA doesn't deliver a bunch of motivated sellers ready to convert.

As I've learned from the BP podcasts and in my personal experience in the industry and the trade, succes in real estate investing is so much impacted by the professional relationships and connections, and as such, I'm excited and motivated to start meeting and working with likeminded, motivated, and ambitious persons like myself! 

Be clear who is offering these opportunities to you and what is their motivation.

Which I know is not great response rate, but when I was getting calls, sellers had much more motivation and there was less competition.  

You are most likely going to have the best luck of finding a good seller financing deal by searching out motivated sellers yourself, building rapport and then explaining seller financing.

The seller was motivated to close quickly, and we negotiated a favorable price of $80,000, allowing us to secure the property at a discount and capitalize on its renovation potential.
