Many, many in this arena are nothing more than advance fee scam artists and/or identity theft phishing enterprises.Respectfully,Charlie, it comes security and exchange and finance laws of "private" money dealings, exemptions from trade practices between parties that have had prior business dealings, that are known to each other, where they may be related by blood or marriage, where the source of funds is from their own assets and where such lender is not in the business of lending. 

It's more akin to marriage than dating as you will be working with your property manager on an ongoing basis, hopefully for years to come.The time spent upfront with both parties getting to know each other is a wise investment, both for you and your future property manager.Best of luck in your search.

cool thats good to hear, however the other side of the story thats not really talked about by lenders is that if you have a lot of other properties in the area you are trying to buy a property "in" then it may be very difficult to purchase an eleventh financed property as a primary residence unless it makes sense for your given scenario.Often times this requires:- a Great LOE - letter of explanation- supporting documentation like relocation letters from employers, LOE's from family members, spouses, marriage certificates, mammograms (show increased family size), etc etc list goes on- your  track record with other properties, like did you buy them as a primary then switch to investment properties (underwriters test to see your past "integrity," with mortgage transactions).

So about a month ago, we sent notices to renew our tenants leases, we received a reply from one of our tenants(married couple, great quiet tenants, always pay on time), she said that her and her husband were struggling in their marriage and were thinking about splitting in August, so wanted to know is they could do a shortened lease and if she could find roommates afterwards cause she wanted to stay either way.Anyway I gave her the Five Love Languages audiobook(my favorite relationship book) and she said she would give it a listen.

You mentioned three challenges, two of them will take some time.I'm the financial manager in my marriage so I will speak to that challenge.

There is no upside to maintaining a bad marriage.
