Just make sure the tank gets pumped at regular intervals 2-5 years (depending on size and usage, could be more or less frequent).

We do not pay anything other than materials we may have placed on the job site ourselves until work has begun then we generally make 4 payments the day work has started (as in some work is done) and then at continuing intervals until the project is complete and all permits/city inspections have cleared for release of final payment (which is sometimes a month or two after all work is completed).

For some the ebb and flow of folks coming and going at 8-13 week intervals could be irritating but you're used to it. 

There is nothing magical about monthly cashflow, as opposed to daily cashflow, or yearly cashflow, or any other time interval of money coming in. 

3 years seems like an extremely short interval between pumpings.

I've learned to call ahead to confirm showings, and to schedule showings together - or in very close intervals (like 10 or 15 minutes apart).
