ARM's are good if you're on a short term horizon - you know you'll be able to pay it off quickly or have some other plan (cash-out refi into a 30 year fixed when the repairs are done, flip it in a year, etc).

As a generalization my model isn't necessarily for appreciation short term, I'm more buy and hold with a long term horizon...ie retirement income...early retirement income :)@Ayodeji thanks for the feedback.
