Do they intend to stay there or are you going to get hit with remodelling expenses?

My first goal is to hit 5k per month in pure cash flow and second goal is to hit 10k per month in pure cash flow.

However, I just answered my own question right after I posted, so I really want to delete my post so when I look back in 5 years I won't hit myself in the head for not figuring it out before posting. :)

All water, sewer, and electrical infrastructure is being replaced.

Wayfair is a hit or miss.

If there’s specific projects like electrical we get a project specific estimate after we put it under contract prior to the earnest money going hard.

Make sure there are no Federal Pacific electrical panels. 

Already has some electric and plumbing hooked up.  

Also, don’t forget while the parents are going to get hit with a $30k+ state taxes bill.
