I would look to partner with an operator -- unlike SFR, the Commerical space provides more room for deal structuring, partnerships, and creative financing.

Drive around and look at other commerical spaces and look at the signs that say 'For Lease'.

This is why I get Commerical loans on 4plexes, this exact issue you are having.

Seems like the LLC appraisal is a commerical business appraisal not just the underlying real estate.

Youll need to get a commerical loan (not happening with 10% equity) and update your insurance policy to a commercial one that insures the llc.

Sounds like good commerical deals (5+ units) are tougher to come by right now, but would be interested in what semi-rural areas you are seeing opportunity in.

🔴make sure to get an inspection report🔴Confirm repairs costs🔴100% make sure the area did not flood🔴I would not invest in a C or D area🔴You must get a trustworthy agent (I have one I can refer who is only a leasing agent)🔴Might want to rethink investing far away 🔴Invest in Commerical, not residential. 

Even for industrial or commerical which I don’t know too much about, you are better off deploying that locally.
