Hi Pam,I highly recommend you guys read "The Book on Managing Rental Properties" from the BP bookstore.

Paul Moore has a good book in the bookstore, plus blogs and forum posts.

Cheap at the college used book stores and on Ebay and free at some libraries!

Go to some library or book store at some business college and get an Accounting 101 text book.

If the SDIRA is engaging in a trade or business on a regular or repeated basis (primary focus or otherwise) then it is subject to UBTI.The code outlines that if a tax-exempt entity is engaging in a trade or business separate from its primary tax-exempt mission - such as a hospital providing healthcare - there is exposure to UBIT, such as if the hospital runs a bookstore.  

If the author had help, no doubt there were probably countless arguments over the design of the algorithm "hey you've got this all wrong where you count the number of "adult bookstores" per capita as a positive, cities with lots of them are dumps!"
