The problem is, you pay to skip trace, then the numbers have to be verified through the SMS APP and so far, at least for us- we lose about 35% of contacts after skip tracing, apparently because they aren't "verified".

PLus they can get too far behind market rate since then landlords won't take them in market-rate units.Which I get since when HomeForward had open app days, the line would go around the block twice.Anyways, even at higher amounts, (totally anecdotal) higher percentage of single mothers with kids.

It will get tougher as we roll into 2025 to land a good deal in a market with lower rates and triple the buyers.I do agree though apples and oranges from a typical angle if had only been .25% and if the 10 Year was still above 4.25% but it allows for MBS to open margins on primary homes, FHA/Ginne Mae yield are highest of 2024.
