The  deal saw I think I mentioned above was from a Bp member that they were trying to get to invest in a deal in FLA.. that sounded really fishy.. so I dug into it a bit and when they are the buyers and want an investor to put in the cash 100k plus and then send it to the title company they somehow own.

You either didn't read and comprehend what I wrote, or you deliberately put in my mouth things I didn't say.

If you put in the time, you will succeed, not as fast as you might have thought it would, but baby steps and patience is all you need.

For $250 minimums, and only $9mm of GAV, probably not really too much concern.If their platform starts growing exponentially, I would be concerned about their focus to make sure you investments continue performing when they are likely to be very distracted by SEC investigators.

Also i have connections with people who are eager to start investing, what's my best strategy to partner with them, since i have experinece, they have cash to put in. thanks !

I have about 3 agents I work with and they are super when giving me info on REO properties.I always tell the agent to put in the contract that earnest money will be given after approval.

Just pull the same comps in that area that have sold across the street from 2-4 units with the price and finishes you will put in..
