For example, it might not have usable fixtures and fittings or perhaps there are issues with mold & termites etc.Like everything else, do your homework and make an offer where you´re able to take a decent profit and still give the seller a reasonable deal.

Of course everything is negotiable.Like Gene stated, many hard money lenders now like to use the "private money" term, it is just a marketing ploy, they still are hard money lenders if they are taking points, fees, etc and using OPM.

A full home inspection cost around $500.00 that's home inspection, termite and radon (in Delaware you have to worry about the odorless gas) I'll give you some advice and this goes to everyone.
